BUILDING IMPROVEMENTS
  • A ditch was dug for installation of perimeter drains and regrading of the road front parking area to encourage proper drainage around the building.
  • A retaining wall was constructed with large sharp-edged boulders along the northern edge and up the western side of the property to correct the unreasonable settling of support timbers. It was then filled with blasted rock of the type normally used in logging road construction. This was topped with a pit run sand/gravel mix, resulting in a well draining but extremely stable base, which was now useable as a driveway and allowed replacement of the footings on a permanently stable base.
  • Downstairs, all rotten flooring was removed down to concrete and sand was spread between footings to encourage proper drainage. Floor joists and wall studs in over 60% of the building were replaced with new (local spruce and cedar) and a new vapour barrier was installed. All insulation and drywall in repaired areas was replaced with new, and installation of 5/8 tongue and groove plywood completed the floor repairs.
  • Plumbing from the city water valve to the distribution center was replaced with new bronze ball valves, replacing the old gate valves. New plumbing to supply the washroom and kitchen downstairs was installed, as well as an overall repair of all plumbing in the building.
  • Any deficiencies or redundant wiring was repaired or removed.
  • Drywall repairs and repainting throughout the building was completed, as well as molding and trim repair or replacement.
  • The steel roof was refastened with screws and the skylights were resealed.
  • The east side exterior was refastened and resided where needed. The exterior was repainted, trim and shutters were added to improve the look.
  • A wood stove was installed and baseboard heaters were rebuilt or replaced.
  • Installation of two new hot water tanks.
